Karns Valley Business Park (KVBP) will feature four to five development-ready sites on 80 acres with convenient access to ORNL and McGhee Tyson Airport

The Park is located in East Tennessee’s economic sweet spot, surrounded by East Tennessee’s highest concentration of technology-based companies, population and skilled workforce. It is centrally located between Oak National Lab (15 minutes) and McGhee Tyson Airport (20 minutes), downtown Knoxville (20 minutes) and the I-40/75 split (15 minutes).

With the completion of Karns Valley Drive , KVBP has near direct access to Oak Ridge Highway to the north. To the south, WestBridge Business Park provides access to Hardin Valley Road and Pellissippi Parkway/I-140.

Utility Overview

KVBP will be served by existing utilities that are either nearby or already on the business park property. Lenoir City Utilities Board maintains a large electric substation immediately adjacent to the site with sufficient capacity to power the Park. West Knox Utilities District (WKUD) has 24′ and 30′ water trunklines running through the perimeter of the development, and nearby sanitary sewer line will soon connect to a state-of-the-art wastewater treatment plant under construction along Melton Hill Lake. Natural gas is provided via an 8′ main that will be extended into the business park. KVBP will be well positioned to meet most any business’ utility needs.
